The owner fell in love (as did we) with this beautifully coloured and textured hardwood. TIMBER DECKING MELBOURNE (Melbourne Deck Builders) sourced this lovely timber specifically for our client who desired "something different" that would enhance their period dwelling and compliment the existing second hand red brick pavers installed in their courtyard. The addition of lined "flush" box openings allowed the owners to instal their square plant pots "in the deck" so as to enhance the "established look" of the courtyard. As a final touch, low voltage deck lights were added to further enhance the decks appeal. The overall result was a functional, durable and extremely attractive lifestyle option, that remains one of our personal favorites! The owner of this elevated deck and verandah had a real problem! A building surveyor had completed an inspection which resulted in the entire structure being deemed unsafe.
The home was a rental under lease to a reliable tenant, who used the deck to gain access to the front door via a set of timber steps. The structure was over 28 years old when Timber Decking Now (Melbourne Deck Builders) were asked to quote a fixed price for its replacement. To add a twist to the negotiations, the properties owner was living in London UK! Therefore, after initially dealing with the owners agent in Melbourne, we were put in direct touch with the owner in London. The lady owner trusted our judgement and soon placed an order with Timber Decking Now for the decks replacement. We were in direct contact with the tenant and organised ourselves around her requirements. Special consideration had to factored in due to the decks clearance height. At 3.2M, lateral bracing, in addition to the diagonal bracing was specified to account for possible splaying of the 125mm cypress pine posts. The specified decking was 90mm treated pine to be sealed with an appropriate decking finish. The original handrails were to be duplicated, however, this requirement under current regulations meant they would not comply in part. The inside face of certain sections were lined with a tight mesh to deter children climbing over the rails. From beginning to end the entire process took about three weeks. The end result was a stronger, better constructed and ascetically pleasing structure that if maintained properly would be good for another 30+ years. No one living in Victoria will ever forget the tragedy of "Black Saturday". In the days leading up to this tragic event, the daily temperatures soured over 40 degrees. In was in these conditions that TIMBER DECKING NOW fulfilled a desperate clients need to "repair & alter" a rear ELEVATED DECK up in the Dandenong Ranges. It seems that the client was "desperate" on the grounds that he "could not get anyone to go to his home and quote the job!"
Upon arrival and inspection, the clients "desperation" was soon justified. Portions of the supporting bearers were rotted out! This fact was due to the damp conditions, lack of sunlight and heavy shade, plus the timber used in the original construction (OB hardwood) had no protective finishes or weatherproof capping installed. The entire deck was to be "re skinned" and repaired, along with a small "bay" extension towards one end. The owner also specified a small gable roof over the extension to protect a sliding door access point from the living area. Melbourne Deck Builders, Timber Decking Now, chose to commence work on this project at "sunrise" (with the owners consent.) The heat of the day and the decks orientation to the East meant that the construction team were exposed the full impact of the Sun, when it climbed over the trees to the rear of the property. By 11.30 am the temperature has risen past 35C! Work was ceased in the following hour on a day to day basis until the project was completed on the Friday, one day before the tragic events on Saturday! |
